Terms of Service

These Terms of Service ("Terms") govern your access to and use of Plumb Intelligence (the "Service") provided by Plumb Intelligence LLC ("we", "us", "our"). By creating an account or using the Service, you agree to these Terms.

1. Service

Plumb Intelligence aggregates public records (Arizona building permits, contractor licensing data, and Maricopa County Assessor parcel data) and provides search, alerts, and analysis tools built on that data. The Service is provided as-is on a subscription basis.

2. Eligibility

You must be at least 18 years old and able to enter into a contract. You may register on behalf of a business; in that case, you represent that you have the authority to bind that business to these Terms.

3. Account

You are responsible for safeguarding your account credentials and for all activity that occurs under your account. Notify us immediately of any unauthorized access.

4. Subscription, payment, and cancellation

  • Paid plans are priced per seat — Contractor at $89/seat per month (single seat, for solo general contractors and subcontractors), Pro at $199/seat per month, and Team at $179/seat per month for 3 or more seats. API access is $499/month and includes the dashboard. All plans are billed monthly in advance. A 14-day free trial is offered (dashboard and API); no credit card is required at trial signup.
  • Payments are processed by Stripe. By providing payment information, you authorize us to charge you for the subscription you select.
  • You may cancel anytime via Settings; cancellation takes effect at the end of the current billing period. We do not provide automatic refunds, but will consider refund requests case-by-case.
  • The price shown is the total amount charged. We do not add a separate sales or transaction tax at checkout.

5. Acceptable use

You agree NOT to:

  • Reverse engineer, decompile, or attempt to extract our source code
  • Use the Service to send unsolicited bulk email (spam) that violates CAN-SPAM, TCPA, or other applicable communications laws
  • Resell or sublicense the Service or its data outputs without our written consent
  • Use the Service to harm, harass, or defraud individuals or businesses
  • Exceed reasonable usage limits (e.g., automated abuse of the CSV export feature)
  • Use the Service in any manner that violates applicable Arizona or U.S. law

6. Data ownership and license

  • Public records data: The permit, contractor, and parcel data we publish is sourced from government public records and is in the public domain in those sources. We claim no ownership of the underlying records, but we do claim ownership of our aggregation, normalization, joining, and presentation of that data.
  • Your data: You retain ownership of any data you submit (saved searches, notes, pipeline status). You grant us a non-exclusive license to store, process, and display it as needed to provide the Service.
  • Our outputs: Subscribers may use Service outputs (search results, CSV exports, contractor profiles) for their own business purposes, including in their own sales and marketing. You may NOT resell our outputs as a standalone data product, and you may NOT use any property-owner personal information (owner names or mailing addresses) obtained through the Service for solicitation or to build or sell a mailing or marketing list.

7. API access and data redistribution

If your plan includes API access, the following additional terms apply:

  • API keys. Keys authenticate requests on behalf of your organization. Keep them secret; you are responsible for all activity and charges incurred under your keys, and you agree not to share keys outside your organization. We may revoke a key at any time for suspected abuse.
  • Rate limits. API use is subject to the request limits of your plan. You agree not to circumvent, evade, or systematically exceed those limits (for example, by rotating keys or accounts to obtain additional volume).
  • Permitted use. You may use data retrieved via the API internally and within your own products and workflows (CRM, dashboards, lead routing, models) to support your own business.
  • Redistribution is prohibited. You may NOT resell, sublicense, publish, syndicate, or otherwise make our API data — or any substantial or derived portion of it — available to third parties as a standalone data product, feed, or service. Bulk extraction for the purpose of recreating, replacing, or competing with the Service is prohibited.
  • Caching. You may cache API responses transiently to operate your application, but you may not build a persistent, independent copy of our database from API calls.
  • Verification. API data is derived from public records and provided "as is" (see Section 8). Where you surface our data to your own users, you are responsible for your own verification and disclaimers.
  • Redistribution rights — including bulk delivery, warehouse shares, and the right to incorporate our data into a product offered to third parties — are available only under a separate, signed Enterprise Data License. Contact us.

8. Disclaimers

THE SERVICE IS PROVIDED "AS IS" WITHOUT WARRANTIES OF ANY KIND. We do not warrant that the data is complete, current, or error-free. The underlying public-records sources are subject to their own data-quality limitations, ingestion delays, and publication cadences. Always verify critical decisions against the authoritative government source.

9. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, OUR LIABILITY UNDER THESE TERMS IS LIMITED TO THE AMOUNT YOU PAID US IN THE 12 MONTHS PRECEDING THE EVENT GIVING RISE TO THE CLAIM. WE ARE NOT LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, OR CONSEQUENTIAL DAMAGES.

10. Indemnification

You agree to indemnify and hold us harmless from any claim arising out of your use of the Service in violation of these Terms or applicable law.

11. Termination

We may suspend or terminate your account if you breach these Terms. You may terminate at any time via Settings. Upon termination, your access ends; your public-records data and aggregated outputs remain accessible to other users.

12. Governing law

These Terms are governed by the laws of the State of Arizona, without regard to conflict-of-laws principles. Any dispute will be resolved in the state or federal courts located in Maricopa County, Arizona.

13. Changes

We may update these Terms from time to time. Material changes will be announced via email or in-product notice with at least 14 days' notice. Continued use of the Service after the effective date constitutes acceptance.
