Counts are permits, not projects. One project can carry many permits; we report raw filings, and the product clusters them where it matters.
Trends use steady daily sources only. Month-over-month figures are computed from jurisdictions that publish daily. A few counties publish monthly or weekly reports that land in batches — including them would turn publish timing into a fake market swing, so they count toward totals but never toward a trend.
Dollar figures include labeled estimates. Where a permit doesn’t state a valuation we impute one from real reported distributions — every such figure carries a ~ and is never dressed up as a filed number.
Coverage is Arizona, and still growing. The 24 cities we pull daily across 7 counties — from Phoenix and Mesa to Tucson and Yuma — plus unincorporated-county feeds. Parcel and owner depth is Maricopa County. Issue dates lag the portals by about a day, so recent days fill in over time.
