Seven ways investors work it

R-1

Absentee-owner lists

Owners whose mailing address differs from the property — the out-of-area landlords most likely to sell. Refine by your ZIPs, then work or export the list.

See absentee owners →
R-2

Cash-buyer comps

Every recent all-cash purchase (no financing on the deed) — the comps and active buyers that show where cash is moving and what it pays.

See cash purchases →
R-3

Recently-sold targeting

Homes that changed hands recently — new owners remodel most. Get to them before the project (and the competition) is locked in.

R-4

Motivated sellers

Absentee-owned AND recently sold — out-of-area owners who just transacted nearby: the highest-intent seller signal, stacked.

R-5

Cash flips in motion

Cash purchases at recently-sold parcels — investors already flipping in a ZIP. Follow the smart money and their material spend.

R-6

Absentee commercial

Out-of-area owners of commercial parcels — the CRE equivalent of the absentee play, for investors and brokers working income property.

See absentee CRE →
R-7

Active renovations

Recently-sold homes now pulling a $50k+ permit — a flip or major reno already underway. Earliest possible touch for materials and subs.

Owner & property intelligence is a Pro feature — the sample links open in search; start a trial to filter, save, and export your own lists.

How it works

1

Pick your ZIPs and the signal — cash buyers, absentee owners, recently sold, or a permit pulled at the address.

2

Save the search and get a daily “new matches near you” email.

3

Export the list with owner mailing addresses to skip-trace or mail.

4

Watch an address: when a permit or sale hits it, you'll know.

What a deal file shows
  • Recent sale price & date, from county records
  • Owner type & mailing address where the parcel joins (~89%)
  • Open, expired, and stalled permits at the address
  • Permitted work nearby — real renovation activity in the zip
  • Every contractor link with its match confidence shown

Signals come from public records — permits, parcels, and recorded sales. Dollar figures are as recorded or labeled ~ EST.; we never dress an estimate up as a fact, and a “no permit” signal means none in the jurisdictions we cover.

Questions

What property data is included?+

The Maricopa County parcel and sales spine: owner name and mailing address, assessed and full-cash value, year built, land use, plus recorded sales — price, date, grantee, deed type, and whether the purchase was cash. It’s joined to daily building permits, so you see what’s being built at an address alongside who owns it and how they bought it.

How do I find cash buyers and absentee owners?+

They’re one-click filters in search. Cash buyer = the most recent sale was a cash purchase (no financing on the deed). Absentee = the owner’s mailing ZIP differs from the property ZIP. Combine them with your ZIPs, property type, and value range, then save the search for a daily digest.

Can I export a list to skip-trace or mail?+

Yes — Pro includes CSV export of your filtered results with the owner mailing address, up to the export cap. Build the list in search, then export.

What area do you cover?+

Parcels and sales are Maricopa County; permits cover 25 jurisdictions across 7 Arizona counties, refreshed daily. If you invest in Arizona, your market is covered.

How fresh is the data?+

Permits refresh daily. The parcel and sales records refresh on the county’s recording cadence. We show you the freshness so you always know how current a record is.

How much is it?+

Property and owner intelligence is part of Pro at $199/mo, with a 14-day trial and no card up-front. If you’re a platform that wants to embed Arizona data in your own product, that’s a separate data-license — see the Enterprise page.
