Inferred values wear an ~ EST. mark and fuzzy matches wear a Likely badge with the confidence. We would rather show an honest gap than a confident guess — estimates are never dressed up as facts.

A permit is a buying signal with a half-life. We'd rather cover one state daily than fifty states monthly — and our customers' win rates agree.

The four-layer record
Every property and contractor is assembled from these public sources. Refresh cadence is the fastest we can reliably pull from each source.
All sources are public records. Plumb aggregates and structures — it does not originate government data. Where a permit names a contractor, we link it to the ROC roster: 67% of named permits carry a link today (43% of all permits — many filings never name one). The confidence is shown on every link.
From raw record to verified profile
Ingesting a permit isn't the same as trusting it. Contractor profiles move up a four-level ladder as they're claimed and confirmed — and the public record stays the public record at every level.

So we went deep instead of wide. Every permit in the Arizona cities we cover, every day. The full Arizona ROC license roster, including the disciplinary actions and the unlicensed-violator list nobody else bothers to ingest. Every Maricopa County parcel and its sales history. Matched together, record by record, by people who can drive to the addresses in the data.
