THIS SUBMITTAL CONTAINS INFORMATION FOR TENANT IMPROVEMENTS TO AN EXISTING SPEC WAREHOUSE BUILDING, INCLUDING 14,701 SF. NEW OFFICE SPACE AND 12,897 SF. OF A OPEN CRAFT AREA. SCOPE OF WORK INCLUDES AN ADDITION OF OFFICES, CONFERENCE ROOMS, EMPLOYEE AREAS, AND TOILETS. THE PROJECT IS LOCATED AT 4025 SOUTH BINARY IN MESA ARIZONA

Minor TI in an existing 187,045 SF one-story, construction type III-B, B and S-1 occupancy warehouse building and shell suite. Scope includes construction of one new unisex restroom at the south end of the building. Work includes architectural and MEP's. High-pile storage and hazardous material storage are not included in this permit. Reviewed as noted. Results in CoO.

Install 1 new non-illuminated building sign east elevation: DALFEN - 26 sq ft. Approved as Noted - The sign proposed is for the Master Developer. Any area approved for the Master Developer sign will reduce the sign area available to future tenants. Tenant sign areas will be reviewed and approved separately.

Permit Amendment to expand tenant scope into remaining space of the building. Tenant will be occupying the entire building.

Install a stand-alone electronic access control system on 10 existing commercial doors. Work includes installation of card readers, door position switches, request-to-exit devices, electric locking hardware, access control panels, power supplies, and associated low-voltage cabling. System will be installed to provide code-compliant free egress and life safety operation. No structural modifications are included.

Existing warehouse building with office. PMT23-14841 (spec office) PMT23-04536 (shell building). New MEP. Install (10) new electric heat RTUs for warehouse area and R-11 insulation along exterior walls. Install new plumbing mop sink with associated waste line and water supply line. Results in CofC.
